Key structural advantages

• 3.1m wall height and 12° roof pitch in this proven design – more clearance and strength than many 2.7m / 11° kits.

• Roof and wall sheeting in 0.42mm base metal thickness (BMT) / 0.47mm total coating thickness (TCT) as standard, using zinc-based ColorCote® or UniCote® pre-painted steel from Selection Steel (or unpainted Zinc in 0.42 BMT). Why the frame matters

Unlike many kit sheds that use tek screws to join the frame (which can loosen over time or require on-site drilling), our fully bolted, pre-punched C-section frame is manufactured and punched at our Kilmore factory. Every hole is pre-drilled; you simply bolt the frame together on site. This means:

• Faster assembly – no measuring, marking or drilling frame members on site.
• Cleaner finish – no swarf, no drill mistakes, no misaligned holes.
• Stronger long-term – bolted connections are more reliable than tek screws in structural frames.

We are one of the only manufacturers in Victoria who prefabricates and pre-punches both the main frame and the secondary frame (purlins and girts) in-house.

Delivery options

• DIY kit ex Shed City Kilmore factory – free pickup from our Kilmore factory during business hours (Mon–Fri 9.30am–5pm, Sat 9.30am–12 noon, later by appointment).

• Delivery available within our standard delivery area (greater Melbourne, Kilmore, Seymour, Wallan, Craigieburn, Whittlesea and surrounding regions) – minimal extra cost. Contact us for a delivery quote to your address.

• Delivery to next zone or regional Victoria – small additional fee; contact us for a quote.

• Kits are delivered on a truck usually with a crane; you will need an easy accessible, clear, level area for unloading (driveway, building site or similar).

Installation options

This garage is designed as a DIY kit for competent home handypeople, tradies or owner-builders. Most customers with basic tools and 2–3 helpers can erect the frame and clad the shed over a weekend or two.

If you prefer professional installation:

• We can recommend experienced local installers in the Kilmore, Melbourne and regional Victoria areas.

• Installation cost varies by site (level vs. sloping, access, soil type, distance from our factory). Contact us and we'll arrange an installer quote for you.

• Typical installation for a 6m × 6m garage ranges from $3,500 to $6,500 depending on site prep, concrete slab (if required) and whether you want the installer to supply and fix the slab as well.

What you'll need on site before assembly

• Concrete slab (100 - 120mm thick minimum, with F72 mesh or similar, laid level and square) if using bracket anchors, OR

• Prepared footing holes (600mm × 600mm × 600mm deep minimum, or as per engineering drawings) if using stump to anchor, OR

• Existing concrete floor if retrofitting brackets.

• Basic tools: safety equipment, (eg: gloves, safety glasses etc) socket set, spanners, drill, pop-rivet gun, tin snips, ladder or scaffolding, spirit level, tape measure.

• 2–3 helpers for the frame lift and sheet installation.

• The kit includes all bolts, tek screws, rivets and fixings required for assembly.

Warranty

• Steel warranty – ColorCote® and UniCote® pre-painted steel from Selection Steel carries a manufacturer's warranty against perforation and coating degradation (typically 10–15 years depending on environment and steel grade; full warranty terms available on manufacturers website).

• Unpainted Zinc (zincalume-style) steel carries a similar manufacturer's warranty for the metallic coating.

• Frame and fasteners – our galvanised C-section frame and galvanised bolts/fixings are designed for long-term durability; we stand behind the quality of our manufacturing.

• Roller doors – supplied with manufacturer's warranty;
full warranty terms available on manufacturers website

• Workmanship – if you use one of our recommended installers, they will provide a workmanship warranty (typically 6–12 months) on the installation.

Important: Warranty coverage depends on correct installation, appropriate site drainage, and regular maintenance (see below). Damage caused by impact, misuse, coastal salt exposure without regular washing, or failure to maintain gutters/drainage is not covered.

Maintenance & care

Your Shed City garage is built to last decades with minimal maintenance, but a little care goes a long way:

• Gutters & drainage – clear leaves and debris from gutters and downpipes at least twice a year (more often if you have overhanging trees). Blocked gutters can cause water to back up under the roof edge or overflow onto walls.

• Wash down – hose down the roof and walls once or twice a year (more often in coastal or industrial areas) to remove salt, dust and pollutants. Use a soft brush or sponge and mild detergent if needed; avoid high-pressure washers at close range as they can damage the paint.

• Check fasteners – every year or two, walk around the shed and check that screws, rivets and bolts are tight. Tighten any that have worked loose (common in high-wind areas).

• Touch up scratches – if the steel gets scratched during assembly or use, touching up is not require as the steel is Zinc based. However minor marks can be touched up

• Inspect door tracks & locks – lubricate roller door tracks and locks annually with a light oil or silicone spray; check that the door rolls smoothly and the lock engages properly.

• Ventilation – if you store chemicals, fuel, or use the shed as a workshop, ensure adequate ventilation (whirlybirds, louvres or leave the door cracked) to reduce condensation and fumes.

With these simple steps, your Shed City garage will stay looking great and performing for many years to come. Many shed supplied in the 1960's & 1970's are still in use today!

FAQs – Permits, Puzzles & Answers

Do I need council approval / a building permit?

It depends on your local council and the size/location of the garage. In Victoria:

• Many councils allow sheds under 10m² as "exempt development" (no permit required), but a 6m × 6m garage (36m²) will usually require a building permit.

• Speak to us about our Free or Minal Cost Permit Assistance Exclusive to Shed City customers! Alternatively you'll need to submit your application with our engineering drawings, a site plan, and any other documents your council requires.

• Some councils also require a planning permit if the garage is close to a boundary, in a certain zone, in a heritage or other type of overlay, or on a small lot.

Speak to us about a free (or minimal cost) assessment Prior to Purchase. Or simply call your local council before you order to confirm what permits you need. We supply all the engineering drawings and specifications you'll need for the building permit application.

How long does it take to build?

• DIY assembly – most customers with 2–3 helpers and basic tools can erect the frame in 1 day and complete cladding, flashings and doors over the following weekend (total 2–3 days of work).

• Professional installation – an experienced installer can typically complete a 6m × 6m garage in 2–5 days depending on size of their team, site prep and whether they're also pouring the slab.

• Overall project timeline (including slab cure time if pouring new concrete) – allow 2–8weeks from order to finished garage for a standard process.

What's the lead time for manufacturing?

Lead time can be as little as 1 week subject to the kit colours, materials and/or type, however generally is typically 3–8 weeks from order confirmation to kit ready for pickup/delivery. During busy periods (spring/summer) lead times can extend to 5–12 weeks. We can provide further information of the expected ready date when you place your order and chosen colours.

Can I anchor this garage to an existing concrete slab?

Yes if the slab is engineered or has footings that meet requirements. If you have an existing slab that is level, square and in good condition, usually it is simpler to cut the concrete to place the engineer required footing hole for inspection and concreting then we can supply brackets & sleeve anchors that simply bolt into this new concrete footing. Let us know when you order and we'll include the correct anchors in your kit.

What if my site is sloping?

Sloping sites are common and we can assist with a design for them. Options include:

• concrete can be built up for the stumps at varying heights above the ground and the area filled to be level after (engineering will specify stump embedment depths).

• A raised slab or retaining wall or battered land to create a level building platform.

Let us know your site slope (approximate fall over the shed footprint) and we'll recommend the best approach and include it in the engineering.

Can I use this as a workshop or hobby space instead of parking cars?

Absolutely. Many customers use this design as a workshop, home gym, hobby shed, man cave or she shed. The clear span interior and 2.8m wall height give you plenty of room for benches, equipment, storage and movement. You can add windows, extra doors, insulation and power (arranged separately by your electrician) to make it a comfortable year-round space.

What's the difference between ColorCote®/UniCote® and Colorbond®?

ColorCote® and UniCote® (from Selection Steel) and Colorbond® (from BlueScope) are all high-quality pre-painted steel systems that use a zinc or zinc-aluminium alloy coating as the base, then apply a colour topcoat.

• The manufacturing process and performance are very similar.

• We use ColorCote® and UniCote® because Selection Steel is a local Victorian supplier, and we can offer you a wider range of colour options using Traditional Names (which closely match the popular Colorbond® colours).

• Both systems carry similar manufacturer warranties and are proven in the Australian climate.

If you specifically require genuine Colorbond® steel, contact us – we can source it for an additional cost.

Do you install, or do I need to find my own installer?

We supply the kit; installation is separate. We can recommend experienced local installers throughout metro and many regional Victoria areas, or you can use your own builder/handyperson. If you'd like an installer quote, let us know when you request your garage quote and we'll arrange it.

What's included in the kit price, and what's extra?

We pre-punch the entire frame – main and secondary

Most kit shed suppliers in Australia are resellers or franchises who buy generic kits from a central factory. Many of those kits use tek screws to join the frame, or they require you to drill holes on site.

Shed City is different:

• We pre-punch every hole in the main frame (uprights, rafters) and the secondary frame (purlins, girts) at our Kilmore factory.

• Virtually, No on-site drilling, no measuring and marking, no mistakes.

• Faster, cleaner assembly and a stronger, more reliable structure.

We believe we are the only manufacturer in Victoria who prefabricates and pre-punches both the main and secondary frames in-house for every single garage, carport and shed we make.

Thicker steel as standard

We use 0.42 BMT / 0.47 TCT steel on both the roof and the walls as standard.

Many competitors advertise 0.42 BMT roofing but quietly downgrade the walls to 0.35 BMT (thinner, lighter, cheaper) unless you pay extra. We don't play that game – you get the heavier-duty 0.42 BMT steel on the roof and the walls, every time.

Zinc-based steel for long-term durability

Our ColorCote® and UniCote® pre-painted steels from Selection Steel use a zinc-based coating system (similar to the Colorbond®process) before the colour topcoat is applied. This zinc base layer provides excellent corrosion resistance and long-term durability, especially in the variable Victorian climate.

Many cheaper imported steels use different coating systems without a proper zinc base, which can reduce lifespan and performance.
